To cope with a competitive market, some buyers are waiving the home inspection. Risky as it seems, it’s part of their strategy to make their offer float to the top of the pile.

According to Redfin, more buyers are opting out, more than 30% deciding to waive this contingency in 2021, versus 13% in 2019.

But is it a good idea to skip the inspection? The pressure on buyers to sweeten the deal is real, especially if you’re looking at a property that looks perfectly pristine and there’s a crowd of buyers joining you at the table.

However, ask any professional in the business and they’ll point out that skipping the home inspection presents a huge financial risk to you.

What home inspectors do

A professional home inspector will spend several hours examining the property from chimney to basement, things like structural elements, masonry, roof shingles, the HVAC, the electrical system and plumbing before issuing a report on the condition of the home.

What happens if you skip the inspection?

  • You miss out on learning the true condition of your home before you buy.
  • You forfeit the opportunity to renegotiate the offer or back out.

The number of newly listed homes has increased by 6% over last year, which is another sign of possible price drops to come. When market conditions are favorable to buyers, the negotiating power doesn’t remain solely with the seller. Even if a seller hasn’t dropped their asking price, they may be open to doing so during negotiations.

Ever since interest rates decreased at the beginning of the pandemic, the real estate market throughout most of the country has heavily favored sellers. The combination of low interest rates, extremely quick sales, low inventory, and rapidly increasing price gains, has the housing market favoring sellers by a considerable amount. While this is still true today, market conditions may be set to change in the near future.

What the Future Indicates for Buyers
Over the past six months, interest rates have been steadily increasing. While rates averaged around 3.05% towards the end of 2021, they have since increased to an average of 5.10% as of May. Even though there are still a high number of potential buyers on the market, the higher interest rates have allowed the market to stabilize somewhat.

Keep in mind that home values rose by upwards of 20% over the course of 2021, which means that buying a home today may be somewhat more expensive than it was just one year ago. If you’re set to buy a home, the housing market pivoting away from sellers is highly beneficial.

While home prices may have been lower one year ago, the increased buyer competition in the market made it difficult for many buyers to make bids that were high enough to satisfy the seller. Once demand decreases among buyers, home inventory will increase, which means that you may find it easier to purchase a home without needing to make an offer that’s far higher than the listing price.

In general, you should expect demand to still be relatively high and housing inventory to be relatively low. However, both of these metrics have improved in recent months, which means that the market shouldn’t be as intense as it was in 2021. Home prices are also expected to rise this year but shouldn’t come close to the 20% increase that occurred last year.

If you’re looking to sell your home but worry that the market may not be favorable for doing so, the truth is that the housing market still favors sellers. This housing market remains tough for new buyers. According to data on Realtor.com® , inventory is low while prices have stayed high.

However, not all regions are in the same boat. While the nation’s most popular metros are blisteringly competitive, less popular cities are much more affordable. Prospective homeowners may be excited to see just how far their budget can take them with a change of scenery.

Consider a Midwestern move

This Forbes list published in March covers the most affordable U.S. housing markets. Five of the metros are in Ohio, namely Akron, Cleveland, Dayton, Toledo and Youngstown. The median listing price for these cities averages a manageable $152k.

Detroit, Michigan, also made the cut with a median listing price of $200k. While pricier than Ohio, it’s an attractive number considering rising rents. The website Realtor.com® estimates homeowners could save as much as $449 a month owning a home in Detroit.

Don’t forget about the Northeast

If you prefer being closer to a coastline, Forbes also highlighted four Northeastern cities:

The median listing price for these cities averaged $191k. That’s less than half the March 2022 national median listing price of $405k.
